Wow Kent! You have really done your homework on this one! You have so many things planned that sound terrific.... hope the IMagineers take a close look at your ideas! Hey... what about Missouri? The climate is really nice, there is plenty of land available at a good price, several big airports and most of all, a ton of opportunities for naturally occurring water! Just a thought...
