Like others have said this whole thing doesn't sound like Disney. On another thread, someone posted theme park attendance for all Disney parks and other theme parks. By far, Disney out attracts people to their parks (something like 4 or 5 to 1). So this 'exclusive' park that is so limited and won't run at 100% capacity until year 3 would be poor business sense, especially if they were charging $300 per person. Even at full capacity running 365 days a year, this park would have ticket sales of about $22million. I can't imagine there would be a high profit in this figure once operating costs, etc were deducted.
Disney has a big draw already, it doesn't need an exclusive catch like Discovery Cove (which markets to lots of Dolphin contact time where a low number of people would be necessary). Plus I think interacting with a Dolphin would have a far more popular draw than some of the 'night' activities.
I also don't understand how this new park would be located at Pleasure Island (or near it) but would include all the animals. First PI area is in a relatively high traffic area, I can't see how putting animals in that area would be a good idea (especially with all the lengths Disney goes to maintaining animal care at AK). It would make more sense to attach this new 'park' to AK.
Also, if the Adventurer's Club is its entry point, wouldn't that mean it would no longer be open to PI guests? So in addition to an exclusive park, you'd be eliminating a very popular PI club.
Also the zip-line over crocs, doesn't sound very Disney-like....particularly from a safety point of view. Disney goes to great lengths to emphasis safety in their parks, I can't imagine an 'attraction' where the only thing between you and croc is several feet of air. Plus running a park with operating hours only at night has alot more safety considerations involved.
My final thoughts are that Disney had other plans on the books for AK (a Beastly Bazaar section) and needs to revamp some of DHS. It would make more sense to put their money into those two parks (that have the lowest draw of attendance) than to open a new park.
