I'll second that!
I now use a 3 page rental agreement that spells out the differences.
The biggest thing that I find people don't understand is cancelling reservations. DVC points EXPIRE each year, and if you have 200 points rented and you cancel just before they expire, chances are the member won't be able to use or rent them. And it's USE or LOOSE.
For that reason many renters state reservations are non refundable. I include insurance and have a cancellation period.
I also have a merchant credit card account through my real estate business so I require credit card payment. I figure that protects both me and the renter. DVC sends the confirmation to the member but it clearly shows the name and address of the renter - I scan and send a copy to the renter by email. If I don't deliver the reservation in the renter's name they can call their credit card company and dispute the charge, then I have to prove that they got what they paid for. (Another reason for my rental agreement.)
Renting points can be a great way to stay deluxe at a bargin price. It's also a great way to try out DVC!
