Should I rent DVC points?
We've decided that we want to stay in a 1 BR at the BCV in Sept. and the rack rate is too high. There is no guarantee of a discount code for villas so, thoughts turn to renting points.
I've already read all of the info and warnings on the Dis DVC boards. I'd love to hear form DC'ers who have successfully rented. I am afraid of getting ripped off! Any advice would be appreciated. |

I am currently in the process of renting points. It's a gamble, and you never know how well it's going to turn out, but for us, the savings were worth the small risk. Should this trip go off without a hitch, we'll be renting from now on.

I have sold points on ebay before, but never rented them per se. Shouldn't be a problem if you find someone with points to rent. Do not pay in advance, you must have some sort of agreement in place where both of you agree that the money should be put into escrow until you check in, and make sure everything is ok. You can release the money at that point. Just remember that even if you call the day before and the reservation is ok, they can still cancel on you, and if they have your money, there isn't much you can do.

Mickey, how do you put the money into escrow? Can you give a few examples of how we might be able to negotiate this?

Mickey referred me to escrow.com
I emailed the renter and explained the advice I was given from Mickey. My seller is an understanding guy and was very willing to cooperate. It is a clear an straightforward process on escrow.com. There is also a calculator to figure the cost of setting up the account. For my $2450. balance, it will be around $79.00 I don't mind paying that for peace of mind! Just follow the steps on the website. We are renting points from someone that posted on the disboards trade/rent forum. I't's our first time renting. 100% of the rental balance will be paid in full once we receive the reservation confirmation that he gets from Disney and call to confirmm. It will be held in an escrow account until we check into BCV. Once we check in, the money will be released to the seller. It protects him too...he gets 100% of his money even if we don't show up. We can rent our points to someone else if an emergency comes up and he will change the reservation names for us. There is also a written agreeement with these terms that both of us will sign. I really think it is a fair deal for both parties. |

I have to pay the full amount to the escrow account now even though the trip is in Sept. There is a statement of terms that we both have to accept. The terms state that the funds will be released to the seller by the close of the day of check in. So, if we don't show, he still gets paid. By agreeing to that, he is protected. Also, by him agreeing to those terms, if my room isn't available at check in - I get a 100% refund. We're both protected. He just doesn't get his money right away.

If I go to check in and the reservation was cancelled, the seller would not be entitled to the funds because he would have broken the rental agreement. I have to accept delivery of the merchandise (in this case my villa) before funds can be released. But, if I fail to check in in time, I am breaking the agreement and he still gets paid. Make sense?

Renting points will save $1118. for a 1 BR villa at the Beach Club! Those rooms are typically not discounted and it is the only way we could afford to stay there. We've stayed at deluxe resorts but the villas really appeal to me. I think it is a great way to save and perhaps decide if we want to become DVC owners ourselves.
