Hi everybody - Hope you are all well!

I am in the process of purchasing 200 Vero Beach points, my dilemma is the high maintenance fee of $5.27/point (2006 fee is $1054). I started looking at about 100 points moved to about 150-170 and I am now at 200 points. I wanted to top up our one week stay at the Vistana so that we had about two weeks in Florida.

I don't need 200 points, however, it is nice to have this amount because it allows us to stay 5 nights in a 2 bdrm unit during the magic season. I also think that having the 200 points better enables us to exchange in the other current resorts and any future resorts, as I would think they would require more points for the same stay, thus, having these extra points gives us that future flexibility.

You may ask, so what is the problem? The problem is that I dont need the 200 points all the time, how can I rent the excess points? How difficult is it to rent them? How much can I rent them out for? How much lead time do you need? For example this contract I am looking to buy has 110 points that will expire 3/31/07 we are not sure if we can get to Disney by this date we were planning a May visit. Will I be able to rent these points if the sale closes mid December.

From your previous experience is it possible to rent these points with a such a short time frame. The future years I should have more time to work with, but my point amounts will be less, is there a demand for these points?

Any information you can provide me is greatly appreciated?

If you go to The DIS Discussion Forums - DVC-Rent/Trade, you may find that this site is the most extensive for providing info relating to your questions.

There are other places on the Web where you may garner info, but the aforementioned site seems to be the "go to" place.

instead of renting them, why don't you bank them for next year?

Have you considered purchasing elsewhere? I bought at OKW for the simple reason that the fees there are cheaper than anywhere else. I have used my points at every DVC resort, never had a problem.

I agree...if you're buying resale, why not buy at the place with the lowest MFs??

Thank you for the info, I went to the site, it gave me an idea of what to expect. Chris, I can't bank the points, they are already banked points. As to why not buy at another resort, the purchase price is really attractive. I may benefit today only to pay in the long run, however, they say in the long run we are all dead. Wish I had a crystal ball, since I don't we will see were we go.
