If they had a Disney Vacation Club here, I would buy

We are all Disney freaks, and often spends giant sums of money on Disney resort rooms just so we can visit the parks. Disney Vacation Club is a wonderful way of controling room costs, and still geting that Disney magic. So, what would it take for you to buy? Asuming that it would take one special resort, where would it have to be for you to buy?

Next to the Magic Kingdom

OK, I am already a DVC member, but I still wanted to vote. I think it would be great next to the MK! They could do sections like Adventureland, Tomorrowland, etc. I would love to be able to stay in Fantasyland, as would my kids, and it would be great to have your own entrance to the park, so you could run back to your room if you forgot something, or just to take an afternoon nap. I imagine it would be the most expensive DVC, but who cares, it would be fantastic!

I've gotta go budget.

I plan on buying a DVC anyway but budget will still determine things for me! The way I see it, I will be in the room to sleep and shower and not much more.

Since I love Downtown Disney and Pleasure Island, once the newest DVC opens on the current Institute grounds, we will seriously consider investing.:)

We already own at Wilderness Lodge Villas; I didn't see anything on the list that would tempt me to invest money there instead of WL.

I have just started the leg work in reserching the DVC Resorts and how many points that I feel we need. I have also heard that
DVC is planning to up their purchase price from $75 to $85 per point in June. Has anyone else heard the same? Mickey I would also like to ask you if you purchased direct thru Disney or did you go thru a third party?
It would be a no brainer if their was a DVC resort next to MK, it would make my decision much easier.

Yes, we received an advertisement for the new Beach Club DVC that will open this summer. They were offering a great deal for current members to add to their current "holdings". You could purchase 100 points at $75 per point, and Disney would throw in a rebate or a three night vacation at a deluxe resort. It also said that points were going up to $80 on June 1. (That is what I remember anyway, I threw it away. It could have been $85, but they usually only bump it up $5 at a time.)

We purchased throught the Timeshare Store. We purchased 270 points, and received an additional 380 points that were banked, enough for us to take two vacations. We also purchased at about $10 per point below what Disney was selling them for. There was no difference at all purchasing from a reseller or from Disney, other than the financing. In fact, all of our membership cards have the "member since" date as 1994, the date the points were originally purchased. I was totally satisfied with how they handles the transaction, and would do it again in a heartbeat. I believe it is the only way to go.

Mickey, when we were looking to add points recently, I thought about going through a reseller. We didn't see anything at Wilderness Lodge Villas, though, so we went through Disney.

One of our small concerns about going the reseller route was that the 40-year clock on points has started, if I'm thinking about it correctly. Is that right? So, if I bought "member since 1994" points, they would run out in 2034?

I can see us adding even more points in the future and wasn't sure how this worked.

It was my understanding that all of the DVC contracts expired approximately 50 years from the opening of OKW, or about 2043. I am not sure how they are handling the newer resorts, but that is what I understood. I am searching as I type, and I will post it when I find it. When we purchased our points, Boardwalk had been completed for about a year and a half, and there were only about three boardwalks for sale, compared to about 40 OKW. I think we will see some WLV come online here in the next six months as people sell to buy at BCV or find out they can't afford the points.

Whoops

I just found out from my better half that I'm wrong (as usual!). The 50-year clock started on all resorts in 1991 due to some Florida legislation. So basically everyone has until 2041.

Weird... I would seem as if the points should be getting cheaper instead of more expensive, but I guess that's supply and demand at work.

DVC Expiration

OK, as far as I can tell, all DVC contracts expire sometime in 2042, so I am assuming that the 40 time frame you are talking about is 40 years from today. Any DVC purchased through Disney, or through a reseller, will expire in 2042. I would assume that someday, Disney will change that date for one of the newer resorts, and all subsequent resorts. Yet, Disney continues to raise the price of the points, and the timeframe continually shrinks, and people continue to buy, so why should they change anything right now? I would guess that will happen when all existing DVC resorts are completely sold out, and they open a new one. That way, they won't canabalize the sales of the existing resorts. As I understand it, all resorts are completely sold out, with the exception of Vero Beach and Hilton Head, which are both close.

Wow! This is a lot to think about. Anyway, although I've been researching prices and points and other details for DVC, I am not in a position to buy (yet) anyway. But, when I mentioned to a friend who owns DVC at Boardwalk that I was looking into sales thru resellers, she told me that her contract indicated some rule regarding selling owners' shares. She wasn't sure about the exact language, but the gist of it was that if an owner wanted to sll, the owner first had to offer to sell back to Disney before offering his/her shares to a third party. Does this sound familiar?

Exact Wording

Howdy iopo,

Here's the exact wording on my "Product Understanding Checklist."

You may sell, rent, transfer, or will your Ownership Interest. DVD has a right of first refusal to repurchase your Ownership Interest on the same terms and conditions, including financing, that your buyer has offered. DVD currently provides no assistance in resale or rental or your Ownership Interest. In the event you attempt to resell or rent your Ownership Interest, you would compete with DVD for buyers and renters at a substantial competitive disadvantage.

When we purchased our points, it was my understanding that there is a point were Disney will buy back the points rather than let them be sold. So, when we purchased, Disney was selling points for $65 per point. So, we make an offer to purchase our points at $51 per point, Disney reviews the offer, and passes, which let's us purchase. We were told when we started looking that Disney would buy back at $50 or less. So, the seller would have sold no matter what, and for the same price, but it was either going to be to me or Disney.

Financially, this makes sense for Disney. They want to keep the resale market alive. They also want to make sure that the prices of the resales don't nose dive. So, they buy back any cheap offers. Think of what it would be like for owners and Disney alike if they didn't do this, resales could fall to $10 per point, and Disney would never sell another point, and we would be out a lot of money. I think it only took Disney a couple of days to review our contract. The whole process is good news for owners. Disney continues to raise prices, we get to stay in nice Disney resorts for cheap, and the value of our points increases with the Disney price increase, and there is no worry about the value of our timeshare decreasing. Well, at least for ten years or so, and then I would expect it to start decreasing.

Whew! I hope that rambling made sense. I should read what I am typing, rather than when I am done.
